A guide to the accommodation and facilities available for you at Swale View Cottage

The living room is well equipped with the focal area the large inglenook fireplace containing a multi fuel burner. As well as a large leather sofa with room for three people there is a large chair/sofa, enough for two if you squeeze in together and an additional leather chair if needed.

Satellite TV & Amazon Prime on a 43 inch screen provides entertainment and there are games should you need some additional activities.

An additional wall heater provides background heating to the main radiators but we would recommend getting the fire going if you need warming up! We supply coal, firelighters and some wood to start you off.

The kitchen is a lovely warm place, with a range oven with two ovens, grill and four hotplates. So there’s plenty of scope for you to cook to your heart’s content.

There is a large Aga fridge freezer with ice and water dispenser, Belfast sink, dishwasher and washing machine. And if all else fails a microwave, kettle and 4 slice toaster.

There are lots of top quality pots and pans, plenty of crockery, knives, cups, cafetieres, a teapot, a nutribullet, blender and a juicer. And dog bowls!

We also have an Amazon Echo hooked up to a Sonos Play 5 speaker for music, news and radio.

The dining room is a recent extension and has a large table and bench seats seating six comfortably and eight if you have guests to stay. There is also a small breakfast table with a couple of chairs with views over the valley and quite often you will spot rabbits, pheasants, farmers and sheep all wandering past. And occasionally an owl will pop up, a Tawny owl usually.

There is also a multi fuel burner if you really want to create an amazing atmosphere when it’s cold outside or you just like burning things.

Ok, wee bit of a cheat here as this is also in the dining room but we have a small table with a couple of seats offering smashing views over the dales for those who are early to rise.

By the way, there is loads of mint in the front garden and also on the driveway (which is the nicest) to the right hand side as you approach the house so help yourself.

This is the best room to spot wildlife from, I got really over excited as an owl landed only six feet from the window onto the railings.

We have three bedrooms including two double bedrooms, one single and of course a bathroom with bath and in built shower.

The main bedroom, as shown, has a king size bed, two bedside cabinets, a large 5 drawer chest of drawers and a blanket box containing blankets of course!

Feel free to sit on the window ledge and gaze over the valley and trees. Best done with a large drink in hand, or a book, a book’s good as well.

In the second bedroom there is a double bed and a very large, we got carried away, wardrobe for hanging things if you need to do so. There is also a sink and small storage area beneath it.

This room has the best views when lying in the bed! There is one bedside cabinet and lamp but just open the blinds, jump back in bed and watch the amazing scenery in front of you.

There is also a big window seat that you can sit on, grab a cushion or blanket and make yourself comfortable.

The single room is an odd shape, bless it, but we have fitted in single bed and there is room to move in and out. There is a clothes hanger and shelf, a small bedside cabinet, which isn’t really bedside - comfy bed though!

And like the other bedrooms it has has a window seat which if you can crawl over the bed and get to which offers nice views across to the valley to the River Swale.

Plus side it’s where the router is so you get the best signal in the house!

The porch has several uses. Somewhere to hang up your coats, kick off your muddy shoes, try and get the dog to shake itself dry. But it also has a clothes rack and radiator for drying out your clothes. Soooooo useful.

The front door is also a ‘stable door’ so can be opened to let in the warm air if the weather is playing ball to aid with drying.

This is also an ideal place to store bikes and other equipment if you need to.

Not the most exciting room in the house but it has a bath and a shower head built into the bath area. We have now added a bath shower mixer to make life easier. Water pressure is 9/10 so that’s ok.

A cabinet with large unforgiving mirror on it awaits your toiletries and there is a regular radiator and also an electric radiator which comes on in the morning to make the bathroom super cosy and warm.

If you have a bath and a glass of wine don’t drop off, although why you are doing that at 9 in the morning is your call.

The enclosed garden at the front of the house is only wee but there is enough space for you to sit out and enjoy the view and sun. They sometimes happen at the same time!

We have provided a table and bench, dog is optional and we also have a chimenea you can use if you need a bit of additional heat.

The doors from the kitchen open directly onto the garden making it easy to stock up on food and drink without having to go too far.

You can easily do a BBQ on the wall at the end of the garden. Works perfectly!

Watch out for passing sheep, rabbits, pheasants and all manner of birds.

If you have bikes or other equipment you want to lock up then the garage is perfect for you. The code will be given to you and once in there marvel at the culvert running under the floor. Genuinely; a river runs through it.

So be careful with anyone under the age of 16 who is in there, keep an eye on them even though it is heavily boarded over and hard to get access to.

Also, ignore the rubbish I have in there, I keep meaning to get rid of it it but … whatever.

So plenty of room for bikes, scooters, motorbikes, errant children, fishing gear, canoes, annoying siblings. Lock ‘em all up.

Also it’s really useful as a work area for those with bikes that need some attention, There’s a small vice and workbench if you clear the paint pots.

other information

We now have fibre broadband, password is in the information folder, you can stream BBC iPlayer etc via the TV. Speeds are pretty good with a ‘guaranteed’ download speed of 50 Mbps and the upload speed will be about 15 Mbps.

Recycling - take your recyclable goods to Reeth Dales Centre on the left as you drop into Reeth on Place Hill (road) or put them in the boxes in the garage and we will sort through them for you.

Rubbish - place in large grey bin by garage if things get out of hand in the kitchen bin. Spare bin bags under the sink.

We also provide torches for those dark walks to and back from the pub or if you need to take your dogs out at night.
