Access Statement for Swale View

 


Arrival and Car Parking Facilities

There is parking for 2/3 cars on the private road which is on a slight incline. There is space for one small car at the front of the cottage by a small barn but the grassed driveway immediately  outside the cottage does provide access for other houses so please do not leave your vehicle there for any length of time. There is also a path round to the rear of the house but this is not easily accessible so access not permitted.

There is a low level wall to the right of the track as you approach the house. This is marked with a set of solar lights and the area is illuminated automatically from dusk to dawn by a light above the garage.

Main Entrance

The cottage can be entered either through the front foyer or through the kitchen doors from the front garden. The main entrance at the front has 4 very small ‘steps’. 1st step is 5cm high, second 5cm, third 13cm and final lip is 3cm. Width at narrowest point is 65cm. This opens into a porch/foyer.

There is a small electric heater, drying rack and extractor fan for any damp clothing to be aired.

There is one door opening from the porch into the hall, with a threshold of 3cm high and the door is hinged on left opening to 77cm wide.

Kitchen

The kitchen is entered from the entrance hall. The door into the kitchen is on the level; it is right hand hinged opens to 71cm. The Aga, usually warm to touch when on and a workbench are on the level with a step of 19cm up to the main working area including fridge freezer, dishwasher, washing machine, sink with mixer taps, cupboards and work surfaces  The sink is 89cm high and the work surfaces are 94cm high.

The kitchen is well lit with lights above work surfaces and a good contrast between floor of tiles, cupboards and surfaces.

A step 22cm high through a narrow entrance 57cm wide leads to the dining room.

Dining Room

The dining room is on one level with a multi-fuel burner complete with fireguard. There is a window with lock and is well lit from above contrasting with the linoleum floor tiling. Table and benches are moveable. Height of table is 78cm and benches  46cm.

Living Room

Accessed through hallway the door is left hinged 70cm opening and the floor is made of wood. There is an inglenook opening containing a multi-fuel burner complete with fireguard and gloves.

Furniture is moveable comprising of a 3 seated sofa, a large one person seat and a leather chair.  There is a TV with freesat/satellite and remote control, centre ceiling light and a standing lamp. There is an electric heater to provide background heat on a timer, this should not be covered under any circumstances. The window has room to sit on and does not have a lock.

Pantry

Entered from the living room via a left hinged door this is not for use by guests as its is used to store non valuable items from around the cottage.

Cloak Room/Store

Entered from the hallway contains n ironing board, iron, vacuum cleaner and mop and bucket should these be required.

Dining Room

Entered out of sitting room by 2 steps 17cm high. 1st step 13.5cm deep. Door hinged to left, 71cm wide opening. Table and chairs moveable. Height of chairs to seat 47cm. There is a door from the dining room to outside patio and path round to back. Door is right hinged 85cm wide, threshold 4cm high.

Stairs

The stairs are accessed from the hallway with a total of 14 steps to the top landing. Each step is 18cm high and 76cm wide and 23cm deep. The stairs are fully carpeted with banister to the left.

Landing At Top of Stairs

Top of stairs hallway measures 76cm at the narrowest point. There are 2 bedrooms (King  and single) at landing level to the left. The landing to the right allows access to the 3rd bedroom (double) and bathroom.

Bedroom 1 (king)

To the left at top of stairs a door hinged on right 66cm wide. This room has a KingSize bed 56cm high, with 60cm to the left side and 65cm to right side of bed. Central light and bedside lights. Flooring short pile fitted carpet. Sheets, duvet cover, pillows are cotton. Also a chest of drawers (3 double drawers, two singles) 90cm high and a blanket box 36 cm high. The window does not have lock.

Bedroom 2 (single)

To the left of the top of stairs, the door is hinged to left and 66cm wide. The bed is a single and 53cm high. There are no spaces immediately round the bed at the head end due to configuration of the room. Access to the bed is via the foot end.  Central light and bedside light on a small cabinet. Flooring short pile fitted carpet. Sheet, duvet cover and pillows are cotton. The window does not have lock.

Bedroom 3 (double)

Turning right from the top of the stairs up one step of 15cm high to the third bedroom. Door right hinged 70cm wide. One double bed 54cm high. Gaps round beds 30cm to left and 110cm to right.

The washbasin is 81cm high and 70cm wide. A light is above with a pull string cord to turn on. Double door wardrobe with hangers and shelves also in situ.

Central light and bedside lights. Flooring short pile fitted carpet, sheets, duvet, pillows cases are cotton. The window does not have lock.

Bathroom

On the same level as Bedroom 3 to the right of stairs on landing. Door left hinged 60cm wide. Wash basin to door clearance 23cm. Wash basin height 81cm. Toilet height to seat top 43cm. Bath height 57cm with access to shower head.  A small electric heater is on a timer to provide heat. The window has a lock.

Garage

Access from the front of the house through double doors. Code for padlock supplied in house details 

Not safe for unsupervised children as there is a culvert running under the garage which is accessible if the floorboards are removed.

Patio

Access from the kitchen through double doors (140 cm wide) out onto stone flags and a small grassed area.

WiFi available and code supplied in the house information pack

Fire, Smoke and Carbon Monoxide alarms are fitted and Fire and Smoke are interlinked.

There is no smoking, vaping or any other form of e smoking permitted throughout the property inside and within the grounds.

Stop Cock is accessed below the boiler in the bathroom. If you remove the loose skirting board below the cupboard it is visible. The main one for the whole property is by the gas bottles at the back of the property. 

Car Parking is available on the private road giving access to Swale View and owners access the road and park their cars at their own risk.
